What Does a Listing Agent Do?

The sale of a house is a very important financial transaction, which is why savvy sellers opt to hire a listing agent. But why does having a listing agent make such a difference? A listing agent is a real estate agent who works contractually with the seller to market, sell, and negotiate the sale of their home.

A great listing agent will assist the seller in appropriately pricing the property. Their objective is to help the seller secure the biggest possible sale in the shortest time possible with the least amount of inconvenience. The listing agent will be knowledgeable about accurate and competitive pricing and will suggest a listing price range based on recent market data, current economic conditions, and the condition and location of the home. In addition, the listing agent will arrange showings and provide the seller with feedback from prospective buyers.

The listing agent will give the seller advice on repairs, staging, and home upgrades - all with the goal of attracting potential buyers. Listing agents will also present the property to a larger pool of buyers by marketing the home on their agency's website, social media pages, and various national real estate listing websites.

A listing agent is the key to a successful home sale. During the closing process, the listing agent will present and negotiate offers on the seller's behalf. The listing agent also acts as a liaison with the buyer and buyer's agent so the seller is not directly involved with either party.
